The most common cause of a foundation to become damaged is the ground surrounding a structure. This means that weather conditions play a major factor in what happens as well. When the soil is dry is will become more condensed or shrink, this results in the structure sinking lower into the ground.

In this particular scenario, the foundation tends to crack in various locations throughout indicating that the building has settled. This same phenomenon occurs when the soil becomes saturated with water, as the earth tends soften resulting in the weight of the building collapsing the soil further down and sinking causing cracks in the foundation. This makes the following conditions attributable to both commercial and residential foundation structures,
